At PCM, our process begins with strong relationships. We maintain ongoing partnerships with design professionals and governmental regulators, strengthening these connections through consistent, reliable performance. By integrating all necessary design professionals under a single contract, PCM offers more competitive pricing than if each were hired individually. Additionally, we streamline the often complex and lengthy governmental approval process through well-coordinated construction documents and timely submissions.

 

After reviewing the initial design requirements, PCM provides a two-phase design contract. In Phase I, we establish the overall design and preliminary pricing, with no obligation to proceed to Phase II. Upon completion of Phase II, PCM delivers all required documents for permitting and presents a Guaranteed Maximum Price Construction Contract for your consideration.

design Phase I

(40% of Contract)

  • Schematic Design of building and site related improvements.
  • Analysis of zoning, planning, building use and regulations for construction.
  • Topographical Survey for suitability of the site and building construction.
  • Geotechnical Testing
  • Environmental Assessment
  • Provide civil plans and associated documentation for the submission of a Development Order.
  • Establish preliminary construction estimate.

design Phase II

(60% of Contract)

  • Completion of Architectural, Civil, Structural, MEP’s, and Landscape plans required for permitting.
  • Narrative General Specifications
  • Pre-Engineered Metal Building design (if applicable)
  • Present a Guaranteed Maximum Price (GMP) Contract for site development and building construction.
  • Establish Construction Schedule

In-design
